Community Building Initiatives
Community-based commercial facility development and management
We develop and operate the "tonarie" series of community-based commercial facilities (NSC*).
We would like to continue to carry out local commercial development that is loved by the local community and a source of pride for the town, and contribute to the formation of the local community and its revitalization.

"Tonarie" was born with the desire to be close to the people living in the community.


Activities/events involving local residents and tenants
As part of the "Station West Exit Area Revitalization Project" in front of JR Kitahiroshima Station, which ES-CON JAPAN are working on together with Kitahiroshima City, we implemented the "Memory Inheritance Furniture Production Project," which involves making furniture from trees felled during construction. The furniture was created by students at Hokkaido Shirakaba Special Needs School as part of their classes, and is being used in the lounge of the "ES CON FIELD HOKKAIDO Hotel Kitahiroshima Ekimae," which opened in March 2025.
We are also actively promoting a project to produce concrete slabs for use in developing parks as part of this project.

Hokkaido Ballpark Project
Acquired naming rights for Hokkaido Nippon-Ham Fighters home stadium
~The name of the stadium is "ES CON FIELD HOKKAIDO ES CON FIELD HOKKAIDO ~
The stadium is conveniently located about 17 minutes by train from JR Sapporo Station and about 21 minutes from New Chitose Airport Station, and is scheduled to open in March 2023. ES-CON JAPAN is promoting urban development within Hokkaido Ballpark F VILLAGE (total development area: approximately 36.7 hectares), which has the new stadium at its core, by developing condominiums and senior residences on approximately 9,400 m2 of land adjacent to the stadium, as well as developing commercial facilities, hotels, condominiums, etc. around Kitahiroshima Station, which serves as the access point to the stadium.


The senior residence "MASTERS VARUS HOKKAIDO BALLPARK" was developed in the southeast corner of F VILLAGE. Not only can you watch baseball games at "ES CON FIELD HOKKAIDO" and enjoy the wide range of facilities within F VILLAGE, but it is also a location with plenty of activities, with golf courses and outlet parks within a 15-minute drive.
The facility is equipped with a cafe space that can be used as a place for socializing, a multipurpose hall, a karaoke and hobby room, and a training room, allowing residents to lead active daily lives.In addition, there are nursing staff on-site, and the facility is also home to F VILLAGE Medical Square, a medical mall with multiple medical departments and a pharmacy, providing a living environment where residents can live with peace of mind every day.

Eco-friendly real estate development
Initiatives for ZEH-M apartment buildings
We aim to achieve environmental performance at ZEH (*) standards for all newly built condominiums by 2026.
*ZEH (Net Zero Energy House): A house that aims to achieve zero annual primary energy consumption by significantly improving the insulation performance of the exterior and introducing highly efficient equipment systems to achieve significant energy savings while maintaining the quality of the indoor environment, and by introducing renewable energy.



DBJ Green Building Certification
A community-based commercial facility developed by ES-CON JAPAN and owned by ESCON JAPAN REIT Investment Corporation has received DBJ Green Building Certification.
DBJ Green Building Certification is a certification system established by the Development Bank of Japan (DBJ) in April 2011 to support environmentally and socially friendly real estate ("Green Buildings"). It evaluates and certifies real estate that is socially and economically desirable, based on a comprehensive assessment that includes not only the environmental performance of the property but also its response to various stakeholders, including disaster prevention and community considerations, and supports such efforts.
CASBEE Real Estate Assessment Certification
The commercial facility "tonarie Fujimino" has been awarded the highest rank of "S" in the CASBEE real estate assessment certification by the CASBEE assessment and certification body, which is accredited by the Institute for Building Environment and Energy Conservation. CASBEE (Comprehensive Assessment System for Built Environment Efficiency) evaluates and rates the environmental performance of buildings, and is a system that comprehensively evaluates the quality of a building, including environmental considerations such as energy conservation and the use of materials and equipment with a low environmental impact, as well as indoor comfort and consideration for the landscape.
The CASBEE Real Estate Assessment was developed with the aim of utilizing the results of CASBEE's environmental assessment of buildings in real estate assessments. Points are assigned to five assessment items: "1. Energy and Greenhouse Gases," "2. Water," "3. Resource Use/Safety," "4. Biodiversity/Site," and "5. Indoor Environment." Based on this, a four-level rating is assigned: "S Rank," "A Rank," "B+ Rank," or "B Rank."
Industry-academia collaborative research
Joint research with Tokyo University of Science
ES-CON JAPAN is conducting joint research with the Kozo Takase Laboratory at Tokyo University of Science, which focuses on architectural environmental engineering, and is working to reduce environmental impact and realize a sustainable society through the development of environmentally friendly apartment buildings.

* A sustainable home is one that does not use petroleum energy, which causes global warming, but instead makes use of natural clean energy such as solar heat and wind power.
Improving the local environment
Condominiums that are close to the community
Le JADE Okurayama has created a garden approach that takes advantage of the approximately 2.4m difference in elevation between the east and west sides of the site, using the greenway in front of it as a backdrop, drawing the greenery into the residential area. The retaining walls and plantings, arranged in stages, softly separate the view from the bicycle parking area and machinery and equipment, making it feel as if they are one with the greenway. The three-dimensional and varied landscape not only visually connects the residential area with the greenway, but also connects it to the local area as a route for daily life. Not only residents but also various people visiting the area use the garden approach, making it blend in as part of the local community.


The exterior of "SEVENS VILLA Karuizawa" was conceived with the theme of "a peaceful residence nestled in the forest." It was designed to create a unified sequence not only between the home and garden, but also with the environment of Karuizawa Minami-ga-oka. A corridor was laid out on the site, creating a walk through the forest. The existing trees were left intact, while moss and Shiga stones were placed, and new trees were planted to give a sense of the four seasons. The exterior of the building uses natural materials for the exterior walls and eaves to blend in with nature, while the terrace leading from the living room and private garden were planned to take advantage of the characteristics of Karuizawa's nature and the existing trees.


Eco-themed renovation
In today's world, where there is a demand for businesses that are environmentally conscious and have an "eco" theme, we are working on renovation projects that utilize existing buildings rather than "scrap and build," thereby reducing waste and saving materials.
Environmentally friendly logistics development
LOGITRES Tojo has been certified with an A rank in the CASBEE Building Environmental Performance Assessment.
In addition, the property is ES-CON JAPAN first to incorporate solar power generation, making it environmentally friendly.
*CASBEE® is a tool for comprehensively evaluating the environmental performance of buildings, blocks, cities, etc. from various perspectives, and is currently widely used by domestic construction companies, design offices, building owners, real estate investment institutions, etc. Some local governments are also increasingly using it as a notification system.
